This is very unique 1803 Land Deed of Nicholas Congdon to Christopher Lippitt of land in Cranston, it mentions Waterman Burlingame and other prominent Rhode Islanders. Lippitt was a General in the American Revolution and founder of one of the first American textile mills, Lippitt Mill in West Warwick, Rhode Island.
To all people to whom ...shall come Nicholas Congdon of the town of Cranston in the County of Providence and state of Rhode Island, Esqr. Send greeting know ye, thatI the said Nicholas Congdon for and in consideration of the sum of sixty five dallars to me in hand before the ensealing here of well and truly paid by Christopher Lippitt of said town and county & c. yeoman the receipt where of so hereby acknowledge and myself there with fully satisfied contented and said and ther of and of every part and parcel thereof to exonerate, acquit and discharge him the said Christopher Lippitt his heirs and executors and administrators for ever by these … Have given granted bargained sold alined ensessed, conveyed, and confirmed and by these presasents to forcely fuly and absolutely give grant bargain sell aline enfeoffe, convey and confirm unto him the said Christopher Lippitt his heirs and assigns for ever A certain tract of land situated in the town of said Cranston and is on the north west part of my lands being a part of the lot lately bought of said Lippitt and a part of the lot I this day purchased of Nehemiah Atwood &4 and is buted and bounded as followeth begin at the north west corner a stake and stones and is also a bound of the south west corner of William Knight's land then from thence south eighteen east forty three & one1/2 rods to a stake and stones bounding with land of the grantee then east eleven north, fifteen roads to stake and stones bounding with land of Waterman Burlinggame on the south, the north eighteen west forty three and one 1/8rods to a stake and stones in William Knights south line bounding with land of the grantee, then west eleven south fifteen rods to the first menioned bound, said lot being estimated to be four acres.------To have and to told the said granted and bargained premises with all the appurtenances, privileges and commodities the same belonging or in any way appertaining to him the said Christopher Lippitt his heirs and assigns for ever to his and their only proper use benefit for ever and I the said Nicholas Congdon for my self my heirs executors and administrators that do covenant promise and grant to and with the said Christopher Lippitt his heirs and assigns that at and before the ensealing here of I am the true sole and lawful owner of the above bargained premises and am lawfully seised and possess the same in my own proper right as a good perfect and absolute estate of in inheritance in the...and have in my self good rights full..and lawful authority to grant bargain sell convey and confirme the said bargained premises in manor as aforesaid and that the said Christopher Lippitt his heirs and assigns shall and may from time to time and at all times for ever here after by force and virtue of thses rights to lawfully peacibly and quietly have hold use occupy ...and enjoy the said domicile and bargained premises with the apportenances free and clear and freely and clearly acquited exonerated and discharged of and from all and all manner of for men on other gifts grants bargains sales leases, mortgages wills entails ..judgments executions and administrators so covenant and engage the above described premises to him the said Christopher Lippitt his heirs and assigns against the lawfull claims ...of any person or persons whatsoever for ever to warrant secure and defend by thses presents.
